If you are an INDEPENDENT CONTRACTOR paid via 1099s, with a minimum credit score 620, not terrible credit the last 2 years, and enough money for a down payment, you can still get a mortgage.

You need to be 2 years as a 1099 with same employer. And, still getting a paycheck with no taxes taken out.

Your qualifying income is based on last year’s 1099 and current paystubs.

Although there are other loan programs for self-employed (independent contractors), just as a Bank Statement Mortgage, there may be reasons why this doesn’t work. You have to many overdrafts. Your bank accounts are sketchy, such recently opened or you just opened one, or you are a joint holder, or you just do ot want to give 12 or 24 months of bank statements.
